THE LANDMAN
The word "Landman" has been shortened over the years from the term "Land Manager".
A Landman constitutes the business side of oil and gas exploration and production.
A Landman is the person in the oil and natural gas exploration industry that determines the ownership of subsurface mineral rights and/or surface ownership. They may research the Official Public
Records in the County or Parish Clerk's office to compile a "chain of title" to geologically attractive tracts of land.
Often they may need to locate the owners of those mineral rights and negotiate a petroleum exploration contract called an oil and gas lease. Once the lease is signed and a sufficient amount
of land is leased up into an acceptable drilling block, the Landman's work is not yet done.
When the oil and gas exploration company is ready to drill a test well at the location chosen by the company's staff of geologist and petroleum engineers, the Landman will act as a liaison
between the company, a cadre of contractors, and the surface owners of the well site; negotiating damage settlements and sometimes purchasing pipeline right-of-way. The Landman will often work
with the surface owner so that the minerals are developed in a timely manner.
TYPES OF LANDMAN
Company landman negotiate deals and trades with other companies and individuals, draft contracts (and administer their compliance), acquire leases and ensure compliance with governmental
regulations.
Independent field landman service clients on a contract basis and are generally the industry's contact with the public as they research courthouse records to determine ownership and prepare
for necessary reports, locate mineral/land owners and negotiate oil and gas leases and various other agreements with them, obtain necessary curative documents and conduct surface inspections before
drilling.
Independent land consultants serve clients on a contract basis and much effort is directed to due diligence examinations required in the purchase and sale of companies and properties.
